STR Rule Changes Maui's short-term-rental phase-out is now law — and Oahu's rules are moving. See what it means for your property
Hawaii Real Estate · Oahu & Maui

Life moves like the tides. And tides can be read.

Buying, selling, or deciding what to do with a home you already own — on Oahu or Maui, I help you see every option clearly before you commit to any of them. Clarity for the big decisions.

How I can help

Options first. Decisions second.

01

Buying

First home, next home, or the Hawaii home you've been planning from across the ocean. I bring parcel-level data, neighborhood knowledge across both islands, and a no-pressure process built around your timeline — not mine.

02

Selling

Pricing built on data, preparation that protects your equity, and honest talk about timing in a shifting market. And when a sale happens inside a life transition — a move, a family change, an inheritance — I've been on the client side of that moment. It shapes everything.

03

Owner guidance

Already own on Oahu or Maui? Rental rules, insurance, and property-tax classifications are all moving. I help owners — including owners living far from their property — read what the changes actually mean and weigh sell, hold, or convert with clear eyes.

Military & PCS Moves

PCS orders to — or from — Hawaii? Your timeline just became the mission.

A permanent change of station compresses a huge housing decision into a report-date window. Whether you're inbound and deciding rent-vs-buy with your BAH and VA benefits, or outbound and deciding whether to sell or keep your Hawaii home as a rental from your next duty station — the options are readable, and reading them fast is my job.

01

Inbound on orders

Remote-first search built around your report date: video walkthroughs, VA-loan-ready listings — including assumable VA loans where a seller's low rate can transfer to you — and a process that works from six time zones away before you ever land.

02

Outbound with a home here

Sell before you report, or keep it and rent it out from afar? We run both numbers honestly — realistic rent, management costs, your equity's next move — so you leave the islands with a decision made on purpose, not by default.

03

The paperwork tempo

PCS timelines don't wait, and neither does the process when it's built for them: coordinated remote closings, powers of attorney when deployment complicates signing, and your lender, escrow, and I working the same clock you are.

🐾 Moving with a dog or cat? Hawaii is rabies-free, and the import rules surprise everyone — but planned early, most pets qualify for direct airport release. Start with the state's official Animal Quarantine & 5-Day-or-Less Program, then the local helpers: Hawaiian Humane Society (Oahu) · Maui Humane Society. The key: start the rabies titer (FAVN) blood test about 6 months before the flight — it's the step everyone learns about too late. Ask me early and I'll point you right.
Fear thrives on the unknown. Clarity drains it. My job isn't to talk you into anything — it's to make sure that when you decide, you can see the whole board.

A note from Kim

New chapters are my specialty. I'm living one.

Long before any real-estate license, my own tide turned — a divorce, and selling my own home in the middle of it. I know exactly what it's like to make a big property decision while life is rearranging itself. My career since has run through IT security, compliance, and risk — years of reading rules carefully and taking complex systems seriously — and through a California real-estate license along the way.

When it came time for my next chapter, I chose the islands. Today I live on Oahu, hold a Hawaii real-estate license, and own a home on Maui that I'm working my way back to. So when I say I know what it's like to own a Hawaii home from somewhere else — it isn't a marketing line. It's my own mailbox.

My commitment is simple: every option on the table, in plain language, before you decide anything. Your attorney handles the legal, your CPA the tax, your lender the financing. I handle the clarity.
